Start with a free valuation appointment covering Nottingham, Hull, Leeds. If you're happy with the price and fee, you sign an agency agreement, they arrange photography, floorplans and an EPC, then list the property. They handle viewings, feedback, offer negotiation and progression through to exchange or move-in.

For sales, agents are legally required to verify your identity and check your funding, so bring a mortgage in principle or proof of funds — offers with verified finance are usually taken more seriously.
