Fixed subscription. No hidden levers.
Traditional portals price agencies against a handful of variables — region, branch count, tier, add-ons. We removed the levers and published one number.

Cost drivers, side by side
We aren't quoting competitor prices here — every agency's rate card is different. What we can compare is what each model charges you for.
| Cost driver | Gaffbee | Traditional portals |
|---|---|---|
| Base rate | Fixed per branch, per month. Published on our pricing page. | Individually negotiated. Confirmed on your rate card after a sales call. |
| Region / postcode | Same rate everywhere. London and rural branches pay the same. | Regional loading is common — higher-value postcodes typically cost more per branch. |
| Branch count | Linear: pay for the branches you actually operate. | Group deals and volume discounts vary by network size. |
| Product tiers | Three published packages, with the allowances in each one stated as numbers. | Multiple visibility tiers stack on top of the base subscription. |
| Featured / premium placement | Included allowances on Pro (5 credits a month) and Premium (15). Extra upgrades £25 + VAT for 14 days, or £49 + VAT for 28 days. | Add-on per listing or per branch, often billed on top. |
| Search ranking | Ordered by relevance to the buyer. Paid placement sits in clearly marked sponsored positions. | Varies by portal; paid visibility products influence prominence. |
| Enquiries and leads | Buyer and renter enquiries are always included. Optional vendor and landlord prospecting leads are priced separately. | Base fee is fixed, but upsell products are often positioned around lead quality/volume. |
| Contract length | Monthly. Cancel after the founding trial with no penalty. | 12-month terms are the industry norm; some products auto-renew. |
| Price changes | Founding agents keep their founding rate — up to 50% below standard price — for as long as their subscription remains active. | Annual rate rises are common across the sector. |
"Traditional portals" describes the pricing model used by long-established UK portals. Exact figures depend on the portal, region, branch count and product mix — ask each provider for a current rate card.

Common questions
Why don't you show competitor prices?
We publish one benchmark we can date and source — Rightmove's reported average revenue per advertiser. Other portals' rate cards are private and negotiated per agency, so we don't quote figures we can't evidence.
How can I compare like-for-like?
Ask each provider for a written quote covering: base fee per branch, any regional loading, featured/premium add-ons, contract length, and next planned rate rise. Line those items up against our published subscription.
Do you charge me to receive enquiries?
No. Buyer and renter enquiries are always included and route straight to your CRM or Pro inbox. Optional vendor and landlord prospecting leads are priced separately: £25 + VAT for a verified lead shared with up to 3 agents, or £45 + VAT for an exclusive high-intent lead. Duplicates, unreachable contacts and out-of-area leads are credited in full.
I'm an online or hybrid agency with no branches. How am I priced?
On coverage rather than branches: live listing volume or the number of territories you operate, from £199 + VAT a month. See the coverage plans on the pricing page.
What happens after the founding trial?
You move onto your founding rate — £150, £225 or £300 + VAT, which is 40% to 50% below the standard price for your package. That rate is protected for as long as your subscription remains active.
