The first-time buyer's guide to buying a home in the UK

Deposits, mortgages, surveys, solicitors — the whole first-buy playbook.

How much deposit do I need?

Most lenders want at least 5%, but 10–15% opens up better rates. On a £280,000 home a 10% deposit is £28,000 plus roughly £3–5,000 for legal, survey and moving costs.

Mortgage in principle

Before you offer, get a mortgage in principle (MIP). Agents take offers with an MIP more seriously, and it tells you your realistic budget.

Making an offer

Offers are usually 3–7% below asking on a slow market and at or above asking when supply is tight. On Gaffbee you can submit an offer straight from the listing.

Conveyancing & survey

Budget £1,200–£2,000 for a solicitor plus £400–£800 for a Level 2 HomeBuyer survey. Level 3 (Building Survey) is worth it on older or listed homes.

Exchange & completion

Once contracts exchange you're legally committed. Completion is typically 2–4 weeks later — pay stamp duty then, and pick up the keys.
