Commercial property is land or buildings used for business rather than as a home — offices, shops, industrial and warehouse units, pubs, restaurants, healthcare premises, leisure venues, development land and tenanted investments. On Gaffbee you can search all of these to let, for sale, as an investment or at auction.
Value is driven by comparable recent lettings and sales nearby, the rent the property produces, lease length and covenant strength, the condition and specification of the building, and current yields for that sector and location. Investment stock is usually priced off net initial yield rather than a capital rate per sq ft.
The rateable value is the Valuation Office Agency's estimate of a property's open-market annual rent. Your annual bill is roughly the rateable value multiplied by the current multiplier (about 0.499), before any small business or retail relief. Every Gaffbee listing with a rateable value shows an indicative rates figure.
Yes — non-residential SDLT applies to freehold purchases in England and Northern Ireland, with nothing to pay up to £150,000, 2% to £250,000 and 5% above that. Leases are taxed separately on the net present value of the rent. Our listing pages show an indicative figure; always confirm with your solicitor.
Use a commercial agent who is a member of an accredited body such as RICS, and ideally one who specialises in your sector. Bring in a commercial solicitor early for heads of terms, and a building surveyor for anything with a repairing obligation.
