Serviced space trades a higher cost per desk for speed and flexibility. You move in furnished, with internet, reception, cleaning and rates bundled into one monthly fee.
Serviced pricing is quoted per desk or per suite each month and usually includes rates, utilities, cleaning, internet and furniture. Conventional space is quoted per sq ft per year plus service charge and rates — normalise both before deciding.
Most serviced agreements are licences, not leases, with one to three month notice periods and a deposit of one to two months. Check what happens on renewal, whether the rate is fixed and what extras (meeting rooms, printing, parking) cost.
Above roughly 15–20 desks a conventional or managed lease is often cheaper per person and lets you brand the space. Managed offices sit in between: your own floor, fitted and serviced, on a single monthly fee.
Pricing varies sharply by city and building quality, and central London is a multiple of regional rates. Always ask for an all-inclusive figure and confirm which services are extra.
